Case Study: Route 57

Key Project Elements

  • NJDEP Freshwater Wetlands Individual Permit
  • NJDEP Flood Hazard Area Verification
  • NJDEP Flood Hazard Area Individual Permit
  • NJDEP Hardship Exemption
  • NJDOT Minor Access Permit
  • Stormwater Management Design

E&LP provided site design and NJDEP permitting services for the vacant property located along State Route 57 in Washington Township, Warren County. The client wanted to develop the site to provide flexible commercial space as well as outdoor storage space. The 23 acre property contained approximately 11 acres of wetlands and was traversed by a Category 1 stream. With all of the regulated features and their respective buffer areas, only an area in the rear of the lot was developable. Access to the developable area required crossing through multiple regulated buffers, including the Wetlands Transition Area, Riparian Buffer and inner 150 feet of the Special Water Resource Protection Area.

E&LP guided the project through the complex permitting process and obtained a Freshwater Wetlands Individual Permit as well as a Flood Hazard Area Individual Permit and Hardship Exemption. The design was crafted to meet the high regulatory standards required for the project while minimizing the cost of construction and achieving the client’s desired layout.
